Case Study 1:

We were approached by a partner of a chartered surveyors firm to assist with the purchase of an investment property. The partner was an experienced property investor with a small portfolio of 4 properties spread across the country.

The opportunity arose to purchase a property let to an established high street retailer (FTSE Top 350) with five years remaining on the lease. We provided a five year fixed rate to coincide with the remaining term of the lease at 75% of the investment value of the premises. The balance of the monies was provided from the sale of other investment properties and the lending was secured by a 1st legal charge, and an assignment of the benefit of rents.

Case Study 2:

Mr & Mrs Smith have owned their trading premises (unencumbered) for a number of years. The property included not only their own shop but two others and two flats. The two shops are let on 5 year leases and the two flats are let on AST agreements. The total value of the property was £300,000 and the applicants were looking to capital raise £100,000 to fund the purchase of a further investment property. The Society made an advance over a 25 year term with the first 5 years' interest only to allow the applicants to acquire the investment property and have funds available to refurbish and let it before repaying the capital.
